Buying property in Mauritius as a foreigner

Start with two questions: how will you use the property, and is it eligible for purchase by a foreign buyer? Clarify these points before building your shortlist.

Check the acquisition framework

Our selection includes listings under IRS, RES, PDS, Smart City and G+2 frameworks. Eligibility must be confirmed for the specific property and your circumstances with the notary and competent authorities. A property being on the market does not automatically make it available to every buyer.

Compare costs and intended use

Request a budget covering the price, acquisition costs, co-ownership charges, maintenance and any rental management. For an off-plan purchase, also review the payment schedule, contractual delivery date, guarantees and included specifications.

Prepare a useful viewing

Tell Patrick your budget, preferred regions, bedroom requirements and timeline. If you intend to rent while away, check residence rules and personal occupancy conditions. Property ownership and residence rights must be considered separately: a reservation alone does not guarantee a permit.
