Buy a property in Mauritius before retirement and rent it out until you are ready to move

Are you considering moving to Mauritius in a few years, particularly when you retire? Does that mean you should wait until you are ready to relocate before buying property on the island?

Many European buyers are choosing a different approach: investing in Mauritius several years before moving, enjoying their apartment or villa during their stays on the island and renting it out when they are not using it.

This strategy makes it possible to prepare gradually for a future life in Mauritius. The key is to select a property that serves two purposes: attractive for rental today and offering the lifestyle and environment in which you will want to live tomorrow.

Property solutions for different projects

The Mauritian property market accessible to foreign buyers offers a wide range of opportunities: one-, two- and three-bedroom apartments, penthouses, villas, serviced residences and properties located within Smart Cities.

MY IMMO offers different solutions depending on each buyer’s budget, preferred type of property and long-term plans.

For some buyers, the initial objective will primarily be investment and rental income. For others, the property will already serve as a base in Mauritius, to be enjoyed for a few weeks or months each year before eventually becoming their main residence.

With this in mind, the choice of property should not be based solely on its rental potential. Location, surroundings, proximity to the sea, available services and future quality of life are just as important.

Buy off-plan and prepare your project progressively

The Mauritian property market also offers many off-plan opportunities, including VEFA developments, as well as projects already under construction.

This type of purchase is particularly attractive for buyers planning their future move to Mauritius several years in advance.

With a VEFA off-plan purchase, payments are made in instalments according to a contractual schedule linked to the progress of construction, up until completion and handover of the property. The buyer therefore does not have to pay the full purchase price at the time of reservation.

It is therefore possible to select an apartment or villa today that fits your future lifestyle, spread your investment over the construction period and take possession of the property once completed.

VEFA acquisitions available to foreign buyers also benefit from a protective legal framework. In particular, a Garantie Financière d’Achèvement (GFA – Financial Completion Guarantee) is required, securing the completion of the development.

The construction is also covered by the applicable statutory building warranties, including the 10-year structural warranty.

For buyers who are still living abroad, these guarantees are naturally an important consideration when choosing a new property development in Mauritius.

Close to the sea: attractive for tenants today and for you tomorrow

When a property is intended to be rented before becoming your future home, location remains a key consideration.

In Mauritius, proximity to the sea and beaches is naturally highly sought after by holidaymakers.

An apartment or villa with easy access to a beach, as well as restaurants, shops and leisure activities, has a clear advantage for short-term rentals.

But this advantage becomes equally important when considering your own future lifestyle.

The qualities sought by holidaymakers are often very similar to those sought by future residents: living close to the sea, enjoying pleasant surroundings, having convenient access to services and benefiting from a high quality of life on a daily basis.

MY IMMO offers opportunities in different regions of Mauritius, including sought-after coastal locations, serviced residences and Smart Cities providing a more integrated approach to everyday living.

The objective is to find a property that is attractive to tenants today, but in which the owner can genuinely imagine living tomorrow.

Flexible short-term rentals or dedicated rental management

For anyone purchasing several years before moving to Mauritius, the rental conditions attached to the property are particularly important.

Some developments allow flexible short-term rentals, giving owners the freedom to use their apartment or villa personally when they are in Mauritius and rent it out while they are away.

This flexibility is particularly attractive for future retirees who want to start enjoying their property for a few weeks or several months each year before eventually moving permanently to the island.

Other developments also offer a dedicated rental management solution.

This option is particularly suitable for owners who are still living in France, Belgium, Switzerland or elsewhere abroad and prefer to delegate the management of their investment.

Depending on the development and the management company, services may include marketing the property, managing bookings, welcoming guests, housekeeping, maintenance and general property management.

It is therefore essential to check the rental and personal occupancy conditions applicable to each residence before purchasing.

MY IMMO offers different solutions to meet these requirements and assists its clients in selecting a property that fits their investment and lifestyle strategy.

Apartment, villa, serviced residence or Smart City?

There is no single way to invest in Mauritius before eventually moving to the island.

An apartment close to the sea can provide a convenient solution for personal stays while also offering rental potential.

A two- or three-bedroom apartment provides more space, may appeal to families and can also offer greater comfort for the owner when they begin spending longer periods in Mauritius.

For other buyers, a villa may immediately represent the future family home, while still offering rental possibilities before relocation where the development regulations allow it.

Smart Cities and large integrated residential developments offer another approach, potentially combining homes, shops, restaurants, sports facilities, green spaces and various services within the same environment.

Some residences also provide concierge and rental management services, significantly simplifying property ownership for clients who are still living abroad.

This diversity allows MY IMMO to identify solutions according to each client’s budget, preferred lifestyle, planned relocation timeframe and the way they wish to use or rent their property while they are away.

From USD 375,000: prepare your residence in Mauritius as well

Buying property in Mauritius and becoming a resident are two separate matters.

A foreign buyer can purchase an eligible property without having to move immediately to the island.

However, the acquisition of an eligible property with a minimum value of USD 375,000 entitles the foreign buyer to obtain a residence permit in Mauritius, which remains valid on a permanent basis for as long as the buyer continues to own the property, under the applicable property investment schemes.

For the relevant property schemes, the residence permit remains valid as long as the non-citizen continues to own the qualifying property.

This can be particularly attractive for buyers preparing for retirement or planning a future move to Mauritius.

They can therefore purchase the property several years in advance, enjoy it during their stays, rent it out while they are away and later make it their home when they decide to settle more permanently on the island.

Invest today without having to move to Mauritius immediately

Preparing for your future life in Mauritius does not necessarily mean waiting until the day you relocate before purchasing a property.

Your project can be built progressively.

Buying several years in advance allows you to choose your preferred location, type of property and living environment without waiting until retirement.

Initially, the property can be used as a second home and, where permitted by the development, rented out during periods when the owner is not using it.

Then, when the time comes to spend more time in Mauritius or relocate permanently, the owner already has a home and is familiar with its surroundings.

The property purchased as an investment today can therefore become the place you live tomorrow.
